Renovation Grants in Montreal: Opportunities for Businesses and Residential Property Owners

Commercial Renovation – Subsidy of up to $50,000

The City of Montreal offers a significant subsidy for owners and tenants of commercial spaces. The program covers up to 40% of construction costs (max. $50,000) and 75% of professional services (up to $10,000). To apply, a minimum investment of $40,000 before taxes is required.

Eligible work includes exterior improvements (facades, windows, doors, lighting) and interior improvements (floors, walls, electrical and mechanical installations, customer bathrooms). Government buildings, gas stations, religious institutions, and businesses with more than five branches are not eligible.

RénoPlex Subsidy – Buildings with 1 to 5 units (up to $40,000)

The RénoPlex program supports owners of plexes and small residential buildings, covering essential improvements and flood protection work. To be eligible, the property must have 1 to 5 units, comply with the established values per square meter, and request at least $3,000 ($500 in the case of flood protection work only).

Affordable Housing Renovation – Buildings with 6+ Units (up to $500,000)

This program offers one of the highest subsidies available, with a maximum of $500,000 per building. It is eligible for properties with six or more units, with at least one-third of them at affordable prices, more than half occupied, and more than 20 years old.
The City conducts a mandatory inspection; only buildings in moderate condition qualify.
The approved works include restoration of the building envelope, structural reinforcements, interior renovations, mechanical systems, balconies, staircases, accessibility, roofs, and mandatory intervention on lead water lines or oil systems. Home Adaptation Program (HAP/PAD) – Accessibility

The municipal program has officially closed, but applications are now processed exclusively through the Société d’habitation du Québec (SHQ). Since April 2025, new registrations have been temporarily suspended, although previous files are still being processed depending on their stage.
